Before making more detailed plans on how to build a plot of land that you have purchased or want to acquire, you should clarify what is in the associated development plan.

The qualified development plan lays down legally binding which structural and other installations are permitted on a plot of land. Determinations are made, inter alia,

  • on the type of construction (e.g. residential, mixed and commercial areas),
  • on the extent of the construction (e.g. number of floors and base areas, height, number of full storeys),
  • construction (open or closed construction),
  • to the buildable land area
  • to the local traffic areas.

The simple development plan, which does not meet the requirements of a qualified development plan, contains only individual determinations as binding regulations and is supplemented by the provisions of the supporting lycous sections 34 and 35 of the Building Code (BauGB).
